    JMC worked with Apt Development from design development through construction completion on The Apollo. Located in the heart of Clevelands re-emerging Flast West Bank and Ohio City Neighborhoods, The Apollo is the transformation of an existing 6 story, mass timber, 54,000 SF historic building into 70 market rate apartment units as well as 3,000 SF of Class A office Space.

    JMC was retained for preconstruction services including Subcontractor Bid/Budget and Hard Cost Analysis , Design Development and Permitting. Throughout design development, JMC utilized our construction expertise and market feedback to provide Apt Development with accurate and real time cost assessments.

    Working closely with Apt Development, the design team and city officials, JMC navigated a complex design and permitting phase. JMC provided expert feedback on design/engineering development. Furthermore, our experience guided us through complex design elements required by local governing bodies, including the retention of historical elements, as well as the inclusion of USGBC LEED Certified design requirements.

    Additional services provided by JMC include utility coordination, scheduling, and long lead item material procurement.

    JMC will serve as GC Consultant throughout the duration of construction; navigating the complexities demolition and construction of the existing 54,000 SF building. Construction is inclusive of the complete demolition of existing exterior windows, interior partitions and finishes. Furthermore, the existing timber framed building requires complex structural changes including modifications and additions to existing stair shafts, elevator shafts, beams, columns, floor levels and roof framing. The existing exterior masonry will receive tuckpointing and modifications as required. Each of the 70 apartments units will be fit with top of the line finishes and have access to a custom rooftop deck common area and ground level out door park. Throughout construction JMC will be tasked with coordinating the execution and documentation of the preservation of historical elements as well as the USGBC LEED Certification requirements. JMC will also be coordinating the efforts for all new incoming utilities(gas, electric, water, sewer).
